Pier Sixty-Six Phase 2: 339 Residences in Fort Lauderdale
Pier Sixty-Six is one of the most watched waterfront addresses in Fort Lauderdale, and Phase 2 is how Tavistock keeps building it out. In May 2026 Tavistock Development unveiled a mixed-use expansion on about eight acres at 2301 SE 17th Street: four 23-story towers rising 270 feet, with 339 residences plus office, retail, restaurants, structured parking, an expanded marina, and a new water basin, according to Florida YIMBY and the South Florida Business Journal. It extends the 32-acre Pier Sixty-Six campus, which reopened in January 2025 with a 325-room resort and 88 private residences. This is outside my core luxury Miami focus, but waterfront Fort Lauderdale is a market my clients ask about, so I track it. Plans are set to be submitted in summer 2026. For independent guidance on this or any South Florida waterfront, I am the contact.
Tavistock's Phase 2 of Pier Sixty-Six: four 23-story towers at 270 feet, 339 residences, plus office, retail, an expanded marina, and a new water basin on about 8 acres at 2301 SE 17th Street, Fort Lauderdale.
Extending a Fort Lauderdale Icon
"Pier Sixty-Six carries real history on the Fort Lauderdale waterfront, and what Tavistock is doing is rare: taking a restored landmark and adding a second wave of residences, offices, and public waterfront around it. Phase 2 nearly quadruples the residential count on the campus. It is not my core luxury Miami focus, but Harbor Beach is a market my clients ask about, and when a project of this profile expands, I want to know exactly what is coming before they do."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
In May 2026, Tavistock Development Company unveiled Phase 2 of Pier Sixty-Six, a mixed-use expansion planned for about eight acres surrounding the landmark waterfront destination at 2301 SE 17th Street in Fort Lauderdale. According to Florida YIMBY and the South Florida Business Journal, the proposal calls for four 23-story towers rising 270 feet, yielding 339 residences, along with office space, retail, restaurants, structured parking, expanded marina facilities, and new public waterfront amenities. Plans are set to be submitted in summer 2026.
The eight-acre development area is split between a 1.4-acre parcel north of SE 17th Street and a 6.6-acre parcel to the south. One tower is planned for the north parcel and three on the south, all east of the 17th Street Causeway Bridge, extending the Pier Sixty-Six campus onto the parcels surrounding the recently completed resort and residences. The residential program is spread across the four buildings: Building A on the north parcel holds 101 residences, while Buildings B, C, and D on the south hold 90, 75, and 73 respectively. Ground-floor retail and restaurant space runs throughout, with office space on the second level of each building above the podiums.
Phase 2 follows the January 2025 reopening of Pier Sixty-Six after a multi-year redevelopment of the historic 32-acre waterfront property. That first phase restored the landmark tower and introduced a 325-room resort, 88 private residences, marina improvements, and a collection of dining, retail, and public waterfront amenities. The site sits in the Harbor Beach district at the gateway to the beach, two miles from Port Everglades and three miles from Fort Lauderdale Airport, with a marina of 164 slips and 5,000 linear feet of dockage that accommodates vessels up to 400 feet in what the developer calls the yachting capital of the world.
A defining piece of the proposal is the public waterfront. Tavistock plans to complete and expand the waterfront promenade and to carve out roughly one acre on the south side of the property for a new water basin, expanding marina access while increasing publicly accessible waterfront frontage. The plan also adds grocery, retail, and dining space, enhanced marina facilities, mobility improvements, and room for future public art. One notable element is a new community gathering space beneath the 17th Street bridge, planned in partnership with the City of Fort Lauderdale and the Florida Department of Transportation, turning an underused area into a public amenity that links both sides of the waterfront.
Phase 2 is in the proposal stage, so pricing and a residential sales timeline were not public at the unveiling. The first phase delivered 88 private residences, which gives a sense of the quality bar on the campus. This is not a luxury Miami pre-construction tower, my core focus, but it is a meaningful Fort Lauderdale waterfront project, and I track it for clients weighing Broward. Tavistock Development Company
An Orlando-based development company known for the Lake Nona community. Tavistock re-imagined the historic 32-acre Pier Sixty-Six waterfront as Fort Lauderdale's social harbor, adding the property's first residential offering, and Phase 2 extends that work to the surrounding parcels.
Phase 1, reopened January 2025, restored the landmark tower and added a 325-room resort, 88 private residences, and a marina of 164 slips and 5,000 linear feet of dockage for vessels up to 400 feet, two miles from Port Everglades.
